How To Become Real Estate Agent in Chicago Illinois

 In this blog post, we're going to go through a complete, step-by-step guide on how to get your real estate license in the state of Illinois and start your real estate career. At the end of the video, we're going to cover a couple of other important things that you might be curious about, such as how to pick the right brokerage to give yourself the best chance of success. My name is Chris with the Empire Real Estate YouTube channel. On this channel, we talk about real estate, personal finance, and entrepreneurship. Before we get started, I want to offer you my free guide on how to get licensed and start your real estate career. So, first, let's go through some of the steps you'll need to take to get licensed in the state of Illinois. The very first requirement is that you have to be 18 years old or older and have a high school diploma or its equivalent. Additionally, you need to pass a background check to ensure there's nothing on your record preventing you from getting your real estate license.


The next step is to complete your state-approved pre-licensed education classes. In Illinois, you're required to complete 75 hours of state-approved pre-licensed education. Once you finish your pre-licensed classes, it's time to take your exam. The real estate exam can be a bit challenging, but it's multiple choice, and you have ample time to complete it. These exams in Illinois are held with a testing company called PSI Exams. Remember to bring a non-scientific calculator for the math portion and two forms of identification on test day.


After passing the exam, celebrate a little because you've completed a significant part of the journey. Now, it's time to apply for your license with the state of Illinois. Gather your 90 hours of real estate education proof, background check results, fingerprinting, and evidence of passing the exam. Submit these with your license application and wait for a response.


Next, find a sponsoring broker in Illinois. You're required to work under a sponsoring broker who will mentor and help you succeed in the real estate business. Choosing the right brokerage is crucial. Ask about mentorship, training modules, and commission splits. Find out if they offer any stock awards or revenue share programs. Clarify any monthly fees and out-of-pocket expenses.


Remember, don't choose a brokerage solely for the commission splits. Mentorship and support are vital, especially as a new agent. The business has a high failure rate, so having a supportive environment increases your chances of success.


Now, let's talk about budgeting for each item. Pre-license education classes may cost between $300 and $600. Budget around $50 for the background check fee. The real estate exam fee in Illinois is $100, split into $60 for the national portion and $40 for the state portion. The license application fee is an additional $50. Once you find your sponsoring broker, budget between $150 and $400. Allocate about $200 to $500 annually for E&O insurance.


In total, budget between $1,000 and $2,000 to get started. While the process may seem involved, the investment is relatively low compared to the potential rewards in your real estate career. Website Flipping Business:

 Years ago, I quit a job that was paying me $135,000 per year. A job that was totally stable and had great benefits like a 401k and complete medical and dental coverage. A job that I had spent six years in school for getting a master's degree.


Fast forward to today, I work from home doing what I love, building and selling websites for a living, and I earn much more in a month than I did in a whole year at the old job.


But here's the kicker. I made a lot of mistakes along the way, and I probably could've gotten here in half the time. So in this video, I'm gonna walk you through my journey so you don't have to make the same mistakes that I did. I'm gonna specifically point out everything I did wrong and what I eventually learned was the right way to run an online business.

So for university, I went to the University of California, San Diego, to study electrical engineering, and then after I graduated, I did what any good electrical engineer would do. I got a job as one, working for a Silicon Valley startup company and eventually making about $135,000 per year.


But the truth of the whole situation, even though that sounds all fine and dandy, is I was working 12-hour days, not counting the commute just to get to the office and back. Now let me explain a little bit about the business that I was working for. We were a software company and we provided software that allowed different businesses like Intel and Qualcomm, Broadcom, all these big tech startup companies to manufacture and build microchips.



So it was very common that we'd have an onsite office at one of our customer sites where we could work and support them directly. Well, my particular no-window office was right smack in the middle of all the other engineers that are super stressed out working there 12-hour days and they're trying to dump as much work as possible on the vendor who they're paying anyways.


In our particular area of engineering, it was very common in the politics to have your meetings, invite in the vendor, show off in front of your boss by literally giving a verbal beat down to the vendor in order to show off and gain more standing within your own company. 


So here I am working my 12-hour days, getting freaking owned every second of the way and dreading every part of it. Needless to say, it started to wear down on me, and one of my friends happened to notice me struggling, and he handed me a very special book to him. That book was called "The 4-Hour Workweek," and guess what I did with it. 


I threw that away. I was so indoctrinated in the whole path of going to university, working hard in a company, and working your way up the social ladder that it couldn't possibly imagine that there was another way of doing things that really required four hours of work per week. It was insulting, but eventually, after going after work and really, really hating my life, eventually, I picked up that book again and started to give it a read.


And a couple of the major themes that I found in the book were one, the internet is a great place to make money and two, there's this thing called WordPress, where anyone can just make a website as long as you understand the complexities of let's say Microsoft Word.


So a buddy of mine, a guy named Robert Rock who actually owns Rank Club right now, started to brainstorm and started to study this "4-Hour Workweek" and tried to think of different kinds of online businesses or websites or blogs that we can make to earn money.


I have no idea how we thought of this, but we decided to make a website called caveday.com, which was basically just a blog about the stupid we did on the weekends. Stuff like getting super drunk at clubs and being hung over the next day and figuring out how to survive.


We made stupid posts like the worst thing to do in hungover or the Burning Man hangover survival guide. I have no idea how it happened, but we ended up monetizing it by selling banner ads to hangover drink companies and stuff like that. We even tried monetizing it by throwing up some Amazon affiliate stuffs like breathalyzers but they never sold.


The problem with this site is there was just no keyword volume whatsoever on any of the stuff we were writing about. We didn't even know what keyword research was. We were just blogging and writing because somehow we heard somewhere that that's what you should be doing.


So here's lesson number one, blogging about your passions is great but it doesn't matter at all if no one is searching for what you're writing about. You got to be super intentional about your keyword research, especially if you're doing anything like SEO. So the website completely failed, never made more than maybe $500 a month or something like that.


Was I discouraged? You know, not really. I had come from a completely rat race mentality and I never thought I was gonna hit it out of the park on the first try. Hitting out of the park on the first try is for people like Tim Ferriss, geniuses like that. So it became more about, how can it be a little bit more like Tim? Where is caveday.com now? Guys, it's not even registered. That's how useless of a job we did for it. No one even repurposed it and used it for anything else, it's not even a PBN.


So the name of the game right now is how to be a little bit more like Tim Ferriss. I ended up digging in more into the "4-Hour Workweek," and I ended up joining a meetup.com group that was actually studying and meeting together, discussing the "4-Hour Workweek" and holding accountability for each other to see their projects through.


At the time, everybody in the "4-Hour Workweek" meetup was doing something called The 30 Day Challenge. The 30 Day Challenge was something that came out by a marketer named Ed Dale, and was a pretty cool concept for an SEO course.


Basically what they would do is every day, they would email you a new step in the process of ranking and monetizing an affiliate website. So the first day they'll tell you to register a domain name, second day you're gonna set up hosting and step-by-step and then by the end of the 30 days, you should have hopefully made a dollar online, awesome concept.


But the most awesome thing about this course was that for me, it had keyword research which is exactly what I needed at the time. So we'd use a software called Market Samurai in order to find low-hanging fruit keywords in terms of competition so we could rank and eventually monetize them.

Print on Demand Business Success Story

People are making thousands of dollars in passive income every month selling products that don't even exist until someone places an order. $34,000 per month—the realistic earnings I've been able to make with print on demand—well over a million dollars. $63,000. $21,000 per month. Multiple six figures in profit. $21,000. But is this actually a realistic side hustle and possible for anyone to do? Well, as an experienced millionaire businessman, I'm going to put this to the test myself by making and selling my own print on demand product.


As this is a side hustle challenge, I'm setting myself the usual rules. Rule one: I must sell under a fake name. Rule two: I can't spend more than $0. Rule three: I must launch the business within 24 hours. Start the timer. The first thing on my plan is to find a supplier with easy-to-use software. For anyone who doesn't know how print on demand works, here's a very quick breakdown: you make a design, partner with a company, and they print and ship your product when someone buys it. This means if we execute everything correctly, then all we have to do is collect our paycheck. So, I'm just going to make a free account with Gelato as they seem to have fulfillment centers all around the world and, from what I can see, have the most straightforward software for me to use.



Right, now we need to decide what kind of product we want to sell. There are lots of different products perfect for print on demand, such as t-shirts, mugs, and bags. But instead of just guessing, I'm going to do some market research to find out what's actually selling well. I like to use TikTok for this kind of thing, as lots of people are using it to promote their print on demand stores because they have an integrated shop feature. You've probably seen the little banner that pops up at the bottom of some TikToks, giving you the option to buy what's in the video. Honestly, my son's girlfriend has bought so much on TikTok shop.


I'm not just looking for one-off videos. I want to find an account that consistently sells the same product. If someone is investing their time in creating multiple videos, it's safe to assume that the product is selling well, right? I think I found the perfect product: wall art. Firstly, based on what I've seen on TikTok, there's a large market of aspiring entrepreneurs who love putting motivational artwork on their walls to keep themselves motivated and working hard. Secondly, wall art is very cheap to make, but it seems from my research that I can sell it for a high price, as it's more of an impulse purchase.


This means that my profit margins will be very good, as I'll make more money per sale. And thirdly, there are so many different ways I can scale this business. Just think, if I grew it big enough, I could even branch out into premium artwork wealthy people can hang in their mansions. Imagine how much I could sell those for. But I'm getting a bit ahead of myself. First, we need to make some designs, right?


I've got a confession to make, and I'm not proud of it. Actually, you know, I'm under a time limit here and I don't really have enough hours left to make my own designs and do everything else on my list. If I was a bit younger, then I could probably use an AI tool like Canva to create the wall art for me. But you guys know I'm a boomer, so it would take me a little while to get the hang of it. And time isn't something I have lots of right now. That doesn't mean I'm about to die, by the way.


So, long story short, I've ordered five different wall art designs from three different sellers on Fiverr. I sent them all this brief: 'I would like you to create an entrepreneurial poster that could be framed and used as wall art. Please come up with your own quote idea and theme. I think something entrepreneurial and motivational would be best. I intend on using the poster size 30 by 40 cm. That's 12 in by 16 in for all our American viewers. I look forward to seeing the design.


This is going to be pretty interesting, as I really don't have time to make any changes, and I'm kind of leaving my fate in their hands. While we're waiting for those designs to come back, let's use this opportunity to make an online store. I've decided I'm going to sell on Etsy, as it's relatively simple and has a low barrier to entry. Platforms like this are great, as they already have an established customer base for you to tap into. Cliqly Review: Is it Worth Your Time and Money

Is Cliqly actually legitimate or a Scam?


You might have seen a bunch of people on Facebook and other social media platforms promoting Cliqly, telling you that you can get paid per click. The truth is, you get paid 10 cents per click by sending clicks to Cliqly.


Here's how Cliqly works: sign up for a free account, get 5,000 email subscribers (shared leads), and then just email these leads to promote Cliqly. You get paid 10 cents per click. However, the quality of these shared leads might be questionable.


In my experience, done-for-you leads like Cliqly provides often result in poor lead quality. The best way to build an online business is by generating your own leads—people who have opted into your email list because they're genuinely interested in what you offer.



Clickly's leads are co-op leads, meaning they've opted into a generic page and given permission for their email to be sold to third parties. This is how Cliqly operates.


In my opinion, the video hypes up Cliqly, overselling its potential. People promote it mainly for affiliate commissions, as you get a 100% commission on the $97 upgrade. However, making money with 10 cents per click is challenging, and you may have to spend money to withdraw your earnings.

When you log in, after you first sign up for your free trial, basically, you get paid to send emails. It only takes about 15 minutes a day. You don't use your own email account, and the emails are pre-written for you. So, it's an all-in-one system, and it's really great.


Getting Started with Cliqly 


To get started, once you log into your account, it looks something like this. There is a big contest going on in August, and this is what this page is showing here. Over on the left, it guides you through. There are tabs for everything that you need to get to. 


Different Ways to Send Emails


The first thing we're going to go over is the different ways to send emails when you first start, especially if you're a trial member. There are two ways to send emails, and it's very important to see how the system works. You're sending emails to both areas during your trial to build your list and make money.


Step One: Cliqly Pro


Cliqly Pro says you can send up to a million emails a day to your openers list. Cliqly Pro is your bread and butter. This is where you're going to make the majority of your money. The number of emails you can send depends on whether you're a trial member, a pro member, and how many email subscribers you have on your openers list. The number starts out a little bit lower, and as you grow and spend time every single day, your email list will grow, and you can see the potential here that your earning potential is going to grow and grow.


Sending emails to Cliqly Pro is step one. This is where, when your email subscribers open the email and click on the link (they don't have to sign up for anything), you're getting 10 cents. There are a few things you can do when you become a pro member. You can add your own link in here, so instead of getting paid 10 cents per click on the link, you can put your own affiliate offer in here from ClickBank or JVZoo, or if you're an affiliate for another program, you can put that in here. What that does is you won't make 10 cents if they click on your link, but you're getting a lot of traffic to your link. Depending on what your offer is and if it is in line with the emails that are here, you could have the potential to make a lot of money that way.

Step Two: Cliqly List Building


The second aspect of this is Cliqly List Building. Cliqly List Building is important because this is where you're building your email subscribers up. Every single day, especially when you're a trial member and learning how the system works, you want to send an email to both of these areas: Cliqly Pro, which I just talked about, and Cliqly List Building. 


With Cliqly List Building, you can send up to 500,000 emails every single day. That's the cap; you can send as many as you want, but 500,000 is the cap. I've been doing this for a couple of months and I have been maxing out the 500,000 emails a day. I average about 4,400 new email subscribers or 4,400 new people to my list every single day. The way I do that is I send in groups of 20,000 to 20,000 people every hour on the hour, and then one extra to equal 500,000 a day. I've gotten as much as close to 5,000 a day and as little as 4,000, but the average a day, sending it in that method, is adding 4,400 email subscribers to your list every day. If you're doing that, you can calculate exactly when you're going to get to the next tier.


To reiterate, step one: Cliqly Pro. Send your emails to Cliqly Pro. This is your bread and butter. You will make 10 cents every time someone clicks on the link. When you're a pro member, after you upgrade, the upgrade is a one-time fee of ninety-seven dollars. The second part: Cliqly List Building. You do make money if someone clicks on the link in Cliqly List Building. You will make 10 cents, but not a lot of people do that because they're getting an email from you for the first time. They're going to open it, and once they open the email, they get automatically transferred to your Cliqly Pro list of openers. The more emails they get from you, the more likely they are to not only open the email but to click the email.


Once you become a pro member, there are a lot of other options in here, which I'll get into in other different videos. But this is very beginner info. TikTok Page Made Me $10K: Earn Money With TikTok

30 days ago, I started this TikTok page from scratch, and now it's made me 10K. But guess what? I didn't even need to show my face, and I was a complete beginner when I started. With the new TikTok creativity program that just came out, I was able to make $1 for every 1,000 views. I'll be sharing step by step what I did to get to 10K in under 30 days.


So, this all began one day when I was scrolling through TikTok like we all do, but I wasn't just mindlessly scrolling. I was on a mission - a mission to find videos that were going viral on TikTok so I could find the perfect niche for my account.


I noticed that a lot of people are just reposting clips from podcasts and streamers, adding some GTA driving clips below to cheat the algorithm. I could do what everyone else is doing, but here's why I'm deciding not to. Just think about it, if everyone and their mom were posting streamer clips, then why would anyone want to watch mine? Plus, the RPM for this is trash, and TikTok is probably going to patch it soon anyway.


So, we need to create something with more depth, while also being over 1 minute because, in order to be eligible for the TikTok creativity program, your videos need to be over 1 minute long.


After scrolling through TikTok a little longer, I stumbled across a niche. I've been seeing pages where they take interesting topics and turn them into educational videos while also being entertaining. This page, for example, finds interesting stories about footballers and turns them into engaging videos that really keep the viewer hooked.


Even though I want to share my niche with you guys, I have to keep it a secret for now. Just let me buy a house first, please. But the plan still works for other niches too. It's really the content strategy that matters here.


So, here is the master plan to reach 10,000 followers so I can join the creativity program and start making money. I see a lot of people claim that you should post six videos per day, but I'm going to try something different. I'm going to create one video per day so that I can focus on quality.


But I'm not just posting any video and praying. There is a strategy behind it. Even though creativity is good, if you're too creative, you're going to waste a lot of time seeing what works and what doesn't.


I'm currently taking a look at my competitors to see what works for them. I went to their profiles and sorted by most popular to see what was getting the most views. I also looked at YouTube shorts to see what was working there because if it's working on YouTube, then it will most likely work on TikTok.


But we're not going to straight up copy it. What we're doing is taking that idea, which already works, and using it as a foundation to make it even better. So, we have a list of video ideas right here, and this is where 80% of your time should be spent because even if your video was amazing, if the video sucks, then nobody's going to be interested in the first place.


With my list of ideas at hand, it was now game time. I was ready to start putting the first video together, following a simple process. The first step to every viral TikTok is the hook. This is the first line of the video, and it is so important because it determines if the viewer keeps scrolling or if they stop and watch your video.


After the hook, the next part of the script is to follow up with an interesting story. I'm working on the script right now, and ChatGPT is frustrating to work with. I've noticed a lot of mistakes in the script that I want to change. Just know that you'll need to tweak the script to make it more simple and engaging for the viewer.


After messing with ChatGPT for a few hours, I got the script done, and the next step was to do the voiceover. The weapon for that was 11 apps, which I used to produce a natural sound in AI voiceover for the video. That takes us to the final step - the editing.



Now, this part was very simple. I just added together some basic clips, snappy subtitles, and it was done in about 2 hours. My first video was ready to take on the TikTok algorithm. This is the start of something big. I'm a little nervous, but I'm about to post my first video.


After uploading, all I could do was wait. A day went by, and I finally checked my phone, and I was met with 13 views. Well, this is bad. My first video just completely flopped. I don't know if I can do this. I started to doubt myself. Was it the content, the timing, or just bad luck? I've heard about accounts that just don't take off, so was I one of those? I'm not someone who sticks at something for long, so I had to make a choice. Do I give up or keep going? Spoiler alert: I kept going. After all, what did I have to lose?


So, we are back at the drawing board. You think I'm just going to give up after the first video? It's time for round two. I'm going to look through the list of video ideas I have right here and try something new. Here are the three rules that I'm following for this second video:


1. Would anyone watch this even if they aren't interested in the topic?

2. Can I write an intriguing hook to stop the viewer from scrolling?

3. Is the video exciting enough that the viewer has to watch until the end?


If my video breaks any of these rules, I'll scrap the idea. After spending all day working on the video, it was getting late, so I published the video at 9:00 p.m. and went to bed hoping for the best. Honestly, I wasn't expecting much, but when I woke up in the morning, I couldn't believe my eyes. Guys, I just opened TikTok, and I have 99+ notifications blowing up my phone. Taking a look at my video, we're at 30,000 views. This is insane. I was no longer stuck in the under 200 views club.


That video didn't stop at 30k views. By the end of the day, we had over 100k views. But I couldn't just sit back and enjoy the win. It was a sign to keep making more videos. Just like that, the ball was rolling. Each video I uploaded started to get traction. They got about 50 to 100k views in just one day. That second video was only the beginning. 100k views turned into 1 million views, and it turns out it wasn't just a one-hit wonder.


My page was gaining traction fast - views, likes, and comments. It was all happening so fast. Forward to my sixth video, and by now, I was getting the hang of this. I knew what my audience liked, and I was all in. But the next video wasn't just a normal upload. It was one of my most successful videos today - 3 million views. I don't know what to say. I couldn't have dreamed of getting this when
